With the development of real estate in all parts of the country, real estate naming has drawn attention from researchers in different fields.Real estate naming involves various linguistic, social, and cultural phenomena. Most researches on real estate naming have so far focused on linguistic descriptions of real estate names. There are few studies,if any,on the relationship between real estate naming and changing times to clarify the characteristics of real estate names. This thesis intends to analyze the social factors in real estate naming in Fuzhou from the perspective of sociolinguistics, especially from the Theory of Covariance(TOC),which is applied to accounting for the relationship between a linguistic phenomenon and social development. To this end,1,247 real estate names have been collected from four websites and classified.July 1,1998 marked a turning point when the policy of welfare housing was no longer practiced. Therefore, all the real estate names collected in this thesis are divided into two groups: those from 1986 to 1998 and those from 1999 to 2018.Then,the linguistic descriptions are compared and contrasted of all the real estate specific names and generic names to bring about their characteristics. Finally,an analysis is made of the trend of real estate naming in Fuzhou. With the trend described, the thesis moves on to the application of TOC to the interaction of real estate naming and social development from the perspectives of politics, economy and culture. On a whole, this thesis is a demonstration of the external features of real estate naming in Fuzhou and their underlying social factors,a further proof of interaction between language and society.
