Under the background of globalization,population aging has become a worldwide problem.China entered the aging society in 1999,and with the gradual deepening of the aging degree of the population,the pension problem will become a huge challenge affecting China's economic development and social stability.Theory and practice have also proved that community retirement is the most effective way to cope with the aging of China's population compared with traditional pension.With the green development of the economy and society,the environmental quality,and the popularity of the green concept,more and more attention has been paid to the greening of retirement communities in line with the needs of the elderly in China.Therefore,this paper defines the concept of retirement community greening,analyzes the whole life cycle of pension community,and identifies influencing factors from four development stages including site selection project,design planning,construction,and operation and maintenance.The evaluation index system and assessment model are constructed to evaluate the greening degree of typical retirement communities.The main research works are as follows:(1)The key influencing factors of the greening degree of retirement community are identified systematically.Based on the whole life cycle analysis,the main factors that affect the degree of retirement community greening are screened out from site selection project,design planning,construction,and operation and maintenance.Fuzzy-DEMATEL method is comprehensively applied to analyze the importance and causality of influencing factors,so as to identify the key factors affecting the retirement community greening.Based on a comprehensive analysis of cause factors,result factors and centrality,it is concluded that there are 13 key factors affecting the greening level of the elderly community,including local income level,market demand,local ecological and natural environment,green design of building materials,and clean energy use design,energy conservation and consumption reduction,pollution reduction and efficiency improvement,green construction technology,green construction equipment use,green management of construction organization,green operation management,green pension facility maintenance management,green pension service management.(2)The evaluation index system of the greening degree of retirement community is constructed.Based on the whole life cycle analysis of elderly community greening,the four development stages of site selection,project approval,design and planning,construction and operation and maintenance are set as the first criterion layer.According to the analysis of influencing factors,the 13 key influencing factors are set as the second criterion layer of the evaluation index system.In addition,combining expert opinions and literature research,the"completeness of infrastructure" is added as the second criterion level of design planning to ensure the accuracy and scientificity of the evaluation.On this basis,20 indicators are selected from four development stages of site selection and project approval,design planning,construction,and operation and maintenance.After the initial screening of the selected indicators,factor analysis method is used to conduct quantitative screening of indicators for enhancing the representativeness and independence of indicators.In order to avoid overreliance on data,rational analysis was carried out according to expert opinions,and selective retention was carried out for false deletion.Finally,an evaluation index system for the greening degree of retirement community is constructed,which includes 15 indicators.(3)The greening degrees of typical retirement communities are evaluated.Based on the constructed evaluation index system,this paper adopts the analytic hierarchy process,network analysis method,entropy value method and deviation maximization method to measure the greening degree of four typical retirement communities in China.Through comparative analysis of the calculated results,the difference in the greening degree of different retirement communities was found.The path to improve the greening degree of retirement community is further discussed.The findings show that from the perspective of the greening degree,Shanghai Shenyuan Community has the highest degree,followed by Qingdao Yiyuan Community and Sanya Yishanshuijun Community and Dalian Lechunxuan Community.From the point of view of development stage,the greening of construction has the greatest impact on the greening of the elderly community,followed by design planning,site selection,and operation and maintenance.The green development of the elderly community is affected by regional economic level and ecological environment.In terms of geographical location,retirement communities in the southern coastal areas developed rapidly and had a high greening level.However,during the construction stage,waste management and energy consumption required effective governance and control.Because of the leading resources of location,economy and science and technology,the greening levels of retirement communities in eastern coastal areas have an absolute advantage.The northern coastal areas are restricted by economic levels and poor medical services,which has an adverse effect on the development of the retirement community.Therefore,the elderly community in this region can improve the green operation management capability by strengthening community service awareness and skills and increasing investment in medical care and waste disposal.This study has not only realized the effective analysis of the factors influencing the greening degree of retirement communities,but also clarified the current green degree of the communities in China through the quantitative evaluation,and explored the paths to improve the greening degree of retirement community.Some valuable references are provided for promoting the healthy development of the retirement industry.
