| At the present stage, the Chinese housing construction mainly adopts the traditional production method of site wet construction, which is of low industrialization degree and the design construction is relatively extensive, with large labor requirement and severe consumption of resources that can not satisfy the sustainable development requirements of energy-saving and environment-protection. With the development of the social economy, it is urgent for China to carry out the modernization of housing construction at the present.At the present, many countries and regions have made many explorations in the theoretical research and practices of modularization construction, and the modernization of housing construction of China is stepping in the fast lane under the promotion of the governmental departments. And Ministry of Housing and Urban-Rural Development has particularly established the promotion center of the housing industrialization, to specifically promote the housing construction transfer from the traditional wet construction to the industrialization. The main implementation models of housing industrialization are the factory-style processing and site assembly of the pre-cast concrete units. The standardization and modularization designs of houses are the premise to achieve the housing industrialization.In this article, the author at first starts from analyzing the theories of the modularized buildings to comb the history and current status of the modularization buildings, and combing with the author’s working practice and theoretical study, taking the analysis of the resident manner and living pattern of the typical family in the current cities as the entry point to refine the relatively popular two housing styles of three-bedroom of 90 m2 and 120 m2 in the commercial housing market, and carry out optimized, standard and refined designs to the housing styles, and 600 mm×600mm modularization arrangement to the spatial scale of the construction, and use 600mm and its enlarged modularization to establish a set of modularization coordination system of the industrialized housing buildings.Taking the modularized construction ideas as the guidance, and use BIM technology to carry out the integrated management to the industrialized modularization houses from design, construction to the operation, and establish the whole system chain of the industrialized modularization houses to achieve the refined decoration pre-cast and concrete structure technology assembly of each functional space in the houses. With the social improvement and the development of science and technology, the industrialized houses can achieve the one-time production, site assembly of the external decoration, inner decoration, as well as the concrete atress unit and the equipment pipes.The standardization, modularization, modularization and industrialization of the houses could greatly increase the construction speed and quality of the houses, and avoid the large site wet construction during the construction procedures, and it is green and environment-protective, and energy-saving, emission-reducing and meanwhile it could resolve the problem of labor shortage in the construction market.
