| In this thesis, the balancing cons. and pros. method has been proven to be one of the valid methods which can both preserve and redevelop the Beijing old city. The thesis researches on the history, background, development, and renovation policy of the Beijing old city redevelopment projects, together with some practical redevelopment examples in the southern part of the Beijing old city after year 2000.The first part emphasizes on the historical review of the Beijing old city redevelopment project before year 2000. By looking at the process and results of the old city redevelopment after 1980's and comparing the social background and policy at that time, it is concluded that the old city redevelopment project is not only an urban planning issue, but also a social issue related to economy, politics, and culture, etc. The review combs through the mass redevelopment progress after early 1990"s, with its social background, cause, and motivation of development; and the pausing period in late 1990's. with its cause, problem, and results.The second part explains the "the method to accelerate the Beijing old city redevelopment project". By describing the social economy, politics and cultural background of "the method", the thesis reviews the main cause and motivation of the second round of the mass redevelopment process of the Beijing old city.The third part contains several real projects that the author has done in the southern part of the Beijing old city after year 2000. By providing coordinated strategy to handle different urban planning issues under the new "method", the author suggests practical methods for the Beijing old city redevelopment project.The fourth part analyzes the complexity and controversy of the Beijing old city redevelopment project. By clarifying the social and economical elements affecting the mass redevelopment process, the balancing cons and pros, method is proven to be valid in acquiring both the old city redevelopment and the old city preservation. There are some other problems appearing after year 2000, which should be addressed in future research.Development is inevitable. It will continue happening by following the development of the society and the human being. We need to look at this development positively, and balancing the relationship of renovation and preservation. Only through the carefully consideration of both ways, Beijing, as a well-known historical city in the world, can keep its charm in history and shine as a modern city as well. |
