The Solution On Problems Of The Current Building Code By Rearching On The Commercial & Residencial Buildings

With the sustainable development of China's economic reform and open policy, the national living standard and life style have been improved effectively, and the environment of living, working and recreation has been changed dramatically. Different architecture styles and multiple functions are introduced into the current buildings, while a large number of projects are being launched in the market. The real estate industry has become one of the underpinning industries in China. As the market becomes mature, and new building styles and design concepts are emerging, however, the existing code of architect design, as the controlling and instructing regulation, has lagged far behind the need.In the mushrooming real estate market, the residential, commercial and office buildings are the most flourishing and activating sections, and their development speed and scale are stupendous, since those projects are much closer with people's daily life.In this article, we figured out the problems of the current code from different levels: the lack of scope coverage, the unclearness of the principle, and the shortage in the formulating and implementing system. We compared the new building design with the old one, analyzed the different designing characteristics in the residential and commercial buildings, especially on single house, town house, single people apartment, hypermarket, high street shop, and SOHO (small office, home office).For improving the applicability of the architect designing code to the new development of the market, we use the experience of developed countries for reference. The code should consider in both terms of "technical specification" and "function specification" for providing the total solution in general instruction and special cases. Safety, economy, function and environment protection should be involved as the core items in classifying buildings to meet the requirements of uniform application principle. The full scale and foreknowledge should be the emphases in compiling and revising of the code to guarantee the authority and consistency.
