Commercial Building Electrical Design And Management Research Based On Real Estate

For development and construction of Beijing Jinyu Great Times Center project, to meetthe project’s future operating needs of commercial and residential functions, Beijing JinyuDacheng Co., Ltd., as the constraction unit of the project, started professional design work inbuilding, structure, electricity, equipment and other field of the project in2008. This paperdesigned with the technical management perspective, following the project orientation and thefuture needs of the consumers, combined with the recent development of domestic electricalconstruction skills, formulate design tasks, organized and complished the project buildingelectrical design and professional management. The paper is involved in building electricitydesign management of different business forms in the project: commercial stores, offices,apartments, restaurants and entertainments etc..This paper analyzes the concept of commercial real estate and development model, alsoon this basis develops the design plan to meet the the need of the future comsummer ofBeijing Jinyu Great Times Center project. Then, it taking the the main electrical systemdesign of Beijing Jinyu Great Times Center project as a representation, studies projectelectrical design of management from the aspect of electricity supply and distribution systems,power and lighting distribution systems, lightning protection and grounding systems,automatic fire alarm system, etc., and describes the project has significant characteristics ofcommercial building electrical design management experience and features, including:commercial buildings of the format of the electrical load classification, illuminationrequirements, energy measurement, design interface, delineation, and called introduction ofdesign specifications of commercial buildings in line with our current social and economicdevelopment, and carrying out international standards study and collection.In summary, this research on building electrical design and management, not only meetBeijing Jinyu Great Times Center project development requirement, and complete thebuilding electrical design, but also study and summarize a set of project-based technologymanagement measures for the construction unit, especially described the building electricaldesign ideas and methods for large commercial real estate, and it introduces the needs ofinternational retail giants, through commercial model-order development form to thecommercial design of the project work. It is studied based on the project, meanwhile itsummed up the company’s commercial project development experience data, organized thedesign and business consultancy market research information, accumulated the the aggregatecommercial activities design conditions, the form enterprise-level commercial buildingelectrical design management practices and standards, which is important guiding-valued forthe implementation of the project, but also significantly referable for construction of similarcommercial projects for construction units.
