Study On The Building Energy Conversation Of The Operating Period

Energy conservation of buildings is one important part of energy management. From the view of country, society and even all over the global, energy conservation of buildings is related to energy planning and environment protection. And from the view of owners, department of facility management, consumers, energy conservation of buildings is directed related to the cost and benefit of them.Also energy conservation of buildings is a complex project. How to bring the work of energy conservation into effect is a challenge for all researchers in the past years. For there are some difficulties, such as the construction is a syntheses which is related to many specialties, the whole work of energy conservation includes the whole life of the construction which is from the original layout and design to the usage age of the building until to the final backout.But in the recent years, the research work mainly focuses on the energy conservation design in the design period while think little of conservation in operating period, and focuses on the technique while take no account of conservation by well operating and management.This paper puts focus on the conversation work in the operating period. Considering the bad status of energy conservation, and by the analysis work, the key factor is found that benefit not distributed clearly from the energy conversation work by operating with high efficiency. And the essential settlement is to harmonize the relationship of owners, department of facility management, and consumers.Secondly, by the analysis of many cases investigated, the two obstructive factors that bad cooperation of owners and facility management and the indifference of owners are proved. Besides, another practical factor is concluded that is being short of energy usage information because of the deficient measurements.To solve the problem of evaluating criterion, this paper bases on both the research work of Japan which evaluates operating enengy by CEC numerator and the research work by Lei Zhang(Tsinghua University, China) which evaluates operating enengy by contrasting CECR and CECS. To overcome the shortcomings of two methods above, and under the full considering of calculating by computer, this paper brings forward the method that operating energy simulating is a better and feasible countermeasure.To establish an energy evaluating system of the operating period referring to the evaluating system of the design period is another important task of this pager. And by the practice of "Assessment System for Green Building of Beijing Olympic", the evaluating system which aims at the operating period is discussed, and brings forward the details such as evaluating method, content of assessment, and detailed items.
