Research On Residential District Environmental Quality Basing The Balance On Benefit Of Land Development

As an important part of urbanization,much construction of residential district is market development-oriented. At the same time, consumers are paying more attention to residential environment and real estate development dealers occupy more land resource to gain more benefit possibly. The paper just set a question on such base factors which are related to the development of residential districts, one is how to create residential quality and pleasant residential environment, the other is how to use limited land source reasonably to gain balanced benefits of land development.The purpose of this paper is to find how to fulfill residential district environmental quality (RDEQ) with balanced benefits of land development, using theoretical analysis and on-the-spot survey unfolding discourse in the line with the following structure.This paper firstly summarizes the present situation, related design theories and research findings of domestic and abroad nowadays followed by a detailed description of RDEQ concept, the relationship between RDEQ and residential land use, the factors that affect RDEQ and the reason for the lose of homeland sense in residential districts. Combined with the survey of some residential districts in Wuhan , this paper makes pluralistic analyses and compares with residential districts environment evaluation simultaneously. Based on this, the paper traces back to architectural design and planning, and management to residential districts on a micro-level of land intensive use. Also some pertinent factors will be considered and accessible design strategy must be carried out to realize RDEQ with balanced benefit of land development.This paper also introduces some related design practice and exploration; some of advanced which are the presents of the direction of urban residential districts development. These designs mostly focus of attention on how to create better RDEQ and mix Chinese traditional residential spirit in it. The author ends this paper with proposing tentative idea of multi-clusters residential combination formed with basic unit by self-understanding, expounding the conception of cluster composition and basic characteristics of multi-clusters residential combination with introduction of design project.
