Application Study On Transit Oriented Development In Dalian

With the economic development and rapid urbanization of Dalian city,traffic demands increase rapidly too.Public traffic has become the hotspot of Dalian's traffic development.But like the other cities of China,whole development strategy has not been systematically adopted in the city planning construction.Land development and the construction of transportation means are separately carried out,disjointing in planning and construction.Therefore,it is of great importance to the healthy development of Dalian city to study the application of TOD and the space arrangement of kin cities.According to the above-mentioned,this paper first discussed the influence of transportation system on the urban form land utilization based on the relationship between urban land transportation and land utilization,stating that urban transportation can change the arrangement of land utilization.Second,the paper introduces the perfect mode of assorting land utilization and traffic planning-TOD. Then the paper summarizes the application of TOD at home and abroad,and the developed countries such as North America,Japan and Singapore are mature.But China begins very late and many cities are on groping stage except some big cities.The paper states the necessity of implementing TOD.There are some reasons for TOD:the development intensity in some rural areas is not adequate;the implement of TOD by transportation system can calm down the price of commercial residence.The study objects of the paper are planned Dalian No.4 fast rail line and the land along which,through the field investigation,the locations which can develop a TOD mode of land along the line are determined,and the land use situations of the plots are analyzed.Then,through the relatively succeeded experiments of TOD development in foreign countries,the future development mode of these plots is planned and described.The Dalian TOD Project is based on the rail transportation system,the construction of the project needs a large amount of initial funds,and therefore the study of the source of initial funds is inevitable.This paper analyzed the investigation and return through assets value analysis,predicted the increased amount of housing price accompany the construction of No.4 Express Rail Line,the results showed that economic return will obtained from the construction of No.4 Express Rail Line and the project deserves construction investigation.
