Along with development of economy and urbanization of our country, evolution ofurban space pattern and Construction of urban road traffic become more and more inseparable.In the process of modern urban development, as a very important sub system in city system,urban rail transit has run through every step of urban development with its feature ofconvenient、efficient and environmental protective. The problem of growing congestionis getting more and more seriously with the urbanization in our country; using urbanrail transit to play the major role will be the key driver to solve the city traffic problem.According to the experts predicts, in our country, urban rail transit will promote thedevelopment of property sector the next ten years. With the accessibility of urban railtransit and the real estate market affected by rail transit station, urban rail transits willbe the value-added effect to property sector. Therefore, the research about how urbanrail transit can effect the urban land utilization is now becoming more and more important.In this paper, through the analysis of domestic and foreign scholars in recent yearsaboutthe theory of rail transit research, use rail transit and land utilization as basictheory, takeArcGIS and relevant statistical methods as tools, based on those above conditions, takethe Beijing Metro Line13as the object of study, to ascertain that paper’s research goalis the Quantitative research of how the rail transit system can influence the urban landutilization.Based on the characteristic from the rail transit system, drawing on the experience ofdomestic and foreign scholars, and partition the market, to make a preliminary analysisof how the rail transit can influence the commercial housing price which located in bothsides of the rail transit and the intensity of land development. After the initial theoretical study,its shows that while the rail transit is put into use, there’s positive effect to the urbanland utilization, can accelerate the development and utilization of the land between therail transits, raise the price of the houses in which built on these places, and promote the formof city space layout more reasonable. But, Because of this factor submarket, when therail transits are in different locations, the different Property types’ influence degreeand method influenced by rail transit are different: The growth of the suburban property prices influenced by rail transit is higher than the urban area’s.According to these theories of differential rent and bid rent, to build a semi-log hedonicprice model of rail transit and the property along with it, and make a quantitative study ofreal estate prices between rail transit along the two angles of time and space, in orderto verify the effect of submarket effect on rail transit. So, taking Beijing Metro Line13as the object of study, according to the real estate price factors to select independentvariable, and make the empirical study on quantitative about rail transit can influence theurban land utilization from the ranges of real estate price along the rail transit, intensityof land development,etc.The empirical study on Beijing Metro Line13shows that, take Beijing Metro Line13as the center of a circle, One thousand meters radius of the circle, the real estateprice is higher than others out of the circle to20%; this effect in suburban is moresignificant than in urban area, metro Line13very little influence on the center of thecity. From the rail transit on the time effect of city land utilization, there’s obviously negativeeffect to the real estate price along the rail transit at the early stage of constructionof Beijing Metro Line13; with the urban transportation network and infrastructure are improved,the influence of the Beijing Metro Line13became passive; BeijingMetro Line13’ influenceto the suburban real estate price was getting more and more weak when it is openedafter2years. The impact of rail transit on intensity of land development can be shownin the following two aspects: the one, BeijingMetro Line13stimulated the Beijing urbanland expansion and development to the suburbs to the North; the other, the real estate volumerate shows a layer structure obviously which in some stations of the BeijingMetro Line13located in the suburban.Although this paper is specific to Beijing as the empirical object, but the results of thisstudy have very strong applicability to other cities which also have advanced rail transportation.As an important part of city road network system, rail transit has achieved the exchange ofmass flow of people, logistics and transport; ameliorated the accessibility of road network,facilitated the travel of residents, eased the city huge population pressure, and promotedthe social and economic development and the prosperity of the city. Make a unified planningreasonable and scientific to the rail transit and land utilization can make the City space layout more optimization, increase the land utilization rate, to make the benefit whichthe value-added effect the real estate price along the rail transit brought into the constructioncost of the rail transit, to enhance the city scale, and to achieve the land utilization andthe rail transit can develop coordinately.
