Study On Interactive Relations Between Cost Control And Quality Control Of ShenLan Mansion Project

In this paper, based upon an engineering example, the core problem of conflictions between requirements of lower cost and higher standard of quality in construction of projects was discussed. This problem is also well known as quality controls and cost controls constrained by investment.ShenLan Mansion is a project for resumption and renovation, and it is a comprehensive tall building which combines many functions such as meeting, office, catering, and residence together. The investor and the contractor made a fixed unit price contract according to the bill of quantities, the price of contract is critical for building companies who only have moderate technical capabilities. As ShenLan Mansion is a class one frame-shearwall structure, its construction quality must meet the requirements of high standard of quality as well as absence of state-pointed common quality faults, so the contractor can only achieve a reasonable profit by strengthening the quality controls and cost controls of important subproject and detailed project, taking advantage of technique progress, relying on quality control and cost control to coordinate the management of the interaction.In this paper, many construction management experiences with regard to optimized quality control and cost control were introduced. The introduced experiences include using multiple project management approaches such as object resolving and PDCA cycles, controlling the cost with application of new materials and new work arts, optimizing the quality control of construction, etc. By means of quality control and cost control of important subproject and detailed project in construction of ShenLan Mansion, the conflictions between requirements of lower cost and higher standard of quality were resolved successfully. At the same time, this paper summed up relationship between quality control and cost control of the interactive through the project management activities. In addition, achievements of this paper can serve as a reference to building companies when similar projects are met.
