| Area of subway station plays an important role in connecting and integrating urban rapid rail transit and land use. Rational and healthy development of underground space of area of subway station can improve transportation circumstance, expand urban space, protect city environment and landscape, promote the comprehensive development of city and strengthen the infrastructure and city-defending capacity. Ironically, while there are problems such as shortage of understanding and recognition of the mechanisms on the demand of underground space exploitation. With regards to its long-term development, complexity, and irreversibleness, underground space development needs overall and detailed analysis, especially specialized underground space planning in area of subway station combined with rail transit planning and land use planning. Therefore a research on planning of underground space development based on transport-land features of area of subway station has both theoretical and practical value.Based on the prior theoretical research and practical case studies on the influence brought by the rail transit on the urban land use, this paper concluded the mechanism on how underground space consolidating and integrating rail transit and land use in area of subway station, and identified the factors of intensity of development of underground space in area of subway station. Statistics analysis which was based on the data of the intensity of development of underground space in area of subway stations of 7 lines in Tokyo showed the objective numerical relationship between the intensity of development of underground space and its related indexes.Empirical analysis based on the same data mentioned above showed: the intensity of development of underground space was related to different indexes due to different types of area of subway station. In area of transportation junction, the intensity of development of underground space was positively related to passenger flow and comprehensive land price index which was created by two indicators: average commercial land price and average plot ratio of designated area of subway station. In commercial area, the intensity of development of underground space was positively related to passenger flow and comprehensive land price index while negatively to the difficulty index of underground space construction. In residential area, designated indexes could not interpret the intensity of development of underground space well. Comparisons between the influence coefficients in different types of area showed that area of transportation junction creates relatively rigid demand of underground space.Based on the analysis results, this paper set up a method of underground space planning due to different types of area of subway station, which gave a series of suggestion on function, spatial distribution, intensity and timing sequence of development in planning. The underground space planning in Yizhuang Ciqu-Yizhuang Station subway station was combined as an experimental case to embody and test the method. |
