Urban rail transit,as a large capacity,fast and accessible mode of transportation,is gradually becoming an important public transport mode for the residents of large cities.The construction of its lines has a profound impact on the development of urban land.In recent years,with the continuous increase of traffic and population pressure in the urban center,more and more large and medium-sized cities are actively building rail transit.The city has entered the subway era,and the land around the station has entered a new development stage.The coordinated development of rail transit and urban land has become the focus of people's research,especially from the perspective of planning guidance,to explore the subway station setting and urban use.The interaction between land development and urban planning,and the further improvement of land use planning strategy around the station,have become an important topic for the orderly and sustainable development of China's rail transit citiesFirstly,this paper reviews the related basic theories,the relationship between rail transit and land use at home and abroad,and the research results of hot strategies.Then,Taking Hangzhou Metro Line 1 as the research object,this paper makes statistics on all kinds of land use within 500m radius of 34 stations in 2007,2012 and 2019,and analyzes the development of land use around the station from three aspects:the overall characteristics,typological characteristics and land change characteristics,and concludes that the land use around the station is greatly affected by rail transit The nature and intensity of land use are changing with the continuous development of non construction land.At the same time,based on the proportion of all kinds of land around the site,the site is divided into 7 categories and 23 sub categories.All kinds of sites have their own laws of land development in terms of urban spatial distribution,quantity change,type change mode,surrounding land change characteristics,influencing factors of land change,etc.The land around urban rail transit station has obvious development characteristics.Then,based on the control planning map of the surrounding land of rail transit station,from two aspects of overall guidance and classified guidance,this paper studies the control planning guidance of the surrounding land of 34 stations of Hangzhou Metro Line 1,and obtains the planning guidance mode of different locations and different types of stations in urban planning.Then through the study of the correlation between planning guidance and land use development,to explore the interaction mechanism between rail transit and urban planning on the site surrounding land use,and analyze the shortcomings and problems of planning guidance.Finally,combined with the law of land development and planning guidance around the station of Hangzhou Metro Line 1 as well as the problems and shortcomings in the process,this paper puts forward countermeasures from three levels:macro(to enhance the value of rail transit),meso(to coordinate rail transit and land along the line)and micro(to optimize the layout of land around the station),so as to orderly open the land around the rail transit station Development and scientific planning provide basis.
