Initial Exploration For Assessment Index System About Old Residential Buildings Sustainable Use

At present, the number of the western countries'new housing has been decreasing yearly, replaced by the"regeneration"research about a large number of aging housing resources. China is population and less land, and residential resources are relative shortage, but the act of unreasonable construction and demolition is waste of the limited resources, although, the texture of the large and wide old house is aging, which having the value of sustainable use. The old house can not blindly remove or ignore the value of its sustainable use, simultaneously, it can not be allowed to aging or full utilize, which requires objectively assessment of the value of the sustainable use.This article aims to build on the assessment index system, assessing the value of the old house sustainable use. And, the main purpose is to full ranges of technical diagnosis to the large number of old residential buildings, to assess the value of the sustainable use, to provide diagnostic evidence for the specific transformation ways and means of the old house, so as to promote the sustainable cycle use of residential resources, to avoid unnecessary waste of energy resources.Assessment index system about old residential buildings sustainable use, including: index system, assessment standards and evaluation of application. This paper discusses five chapters of its contents. Are:The first chapter: Introduction mainly discusses the issues raised in the background, purpose and meaning; and introduces the topics status of domestic and foreign; and defines the scope and the basic framework of this research.The second chapter: Establishing the assessment index system about old residential buildings sustainable use. This chapter is the focus of this article, because assessment index system should first build index system, which is the first step. Index selection is not only to meeting the characteristics of the old house, but also to follow certain basic principles. This paper analyses and assesses the old house from seven aspects, which are residential security, functional adaptation, energy-saving nature, indoor environmental comfort, equipment supporting, external environment livability and human emotion.The third chapter: To determine assessment standards of the assessment index system about old residential buildings sustainable use. This chapter is also the focus of this article, because to determine assessment standards is the second step of establishing the assessment index system, which including qualitative and quantitative analysis of indexes, indexes weight and scores determining. The fourth chapter: Application of evaluation of the old residential buildings sustainable use by the assessment index system. This is the final step to establish the assessment index system. Identified the assessment standards, it is to identify the calculation, by calculating to output the evaluation results.The fifth chapter: Conclusion and Outlook. The conclusion is a brief summary of the preliminary construction of the assessment index system; the outlook is looking some of the deficiencies of this system, and hope that the full establishment of the system, and hope that the assessment index system initially built to give newcomers enlightenment.
