A Study On The Design Mode Of The Existing Residential Building Regeneration

A great number of city residences were built to fulfil the town living requirement in China during the 1980s, whose function cannot meet the needs of modern life.The common practice that destroy and rebuilt causes serious environment problem and it's a waste of resources.It's nessary to regenerate these existing residential buildings. They have been being diagnosed, renewed and renovated in simple and rough ways other than a systematical approach.The scale of the renovation needs to be enlarged to form an indudtry and a system.The law of the theories and practices to the existing residential building is tried to be summerised based on case studying, reviewing of literatures and statistical sources.The methods of regenerating the existing residential buildings are tried to be summed up and be devided into two parts by a graphic method.This paper tries to find and solve the existing problems in the projects on regeneration of the multistory masonry concrete buildings in Jinan built in the 1980s via interview and investigation, questionaire survey and literature integration.On this basis, Aiming at the dwelling area is so small that unable to meet the problems of modern lifestyle, there through some additional models, such as adding the modular rooms or balcony, to expand the living space to meet the requirements.In the case of the aging of the residential become serious,we should regeneration of the existing house to suitable for the elderly.Aiming at the problem that architectural features monotony, the poor performance of external insulation and heat-resistant, to do research of the external form for renewal and reform of the integrated design and the technical measures. About the internal obsolete equipment, the introduction of the Integrated Kitchen&Bath, centralized pipeline facilities, and adapt to changes in various measures for the filling-body system advanced.This paper tries to solve the problems of existing residential building by connect industrialization and modulization, and these have a certain role for real estate business in guiding the design method and specific implement period, then to speed up the progress of industrialization of remoulding of existing residential building.
