| City commercial center is the highest level of the commercial center in a city commercial system, and the core of retail of the city. Since the 20th century, 90 years, the traditional city commercial center has renewed and the new city commercial center have been constructed rapidly in most of economically developed and large-scale cities in China. The city commercial center has developed rapidly, but also encountered many problems. One problem is to control commercial-scale. It's a a very pressing problem and hasn't been soluted well.The influencing factors of city commercial center are the points to analyse the scale of city commercial center in this paper. The influencing factors can be divided into external factors and internal factors. External factors include economic factors, demographic factors, transport factors, competitive factors, planning policy factors. Internal factors include commercial posture, retail formats, facilities, spatial forms, the activity of commercial center. External factors play a role in promoting and guiding. Internal factors play a role in improving the bearing capacity and the ompetitiveness of the city commercial center through internal adjustment, and providing support for the the scale.Most of city commercial centers are experienced a small-scale renovation phase, a large-scale renovation phase and the stage of all-round development. The city commercial center has been more mature. Due to the different environmental conditions, the scale of the city commercial centers is quite different in different cities. Through analysing the scale of city commercial centers from 15 cities, the paper concluded that: in these areas the size of the general service population is 750 thousand to 1.5 million people. When the cities have built metro, it will be 120 million to 1.5 million people, and other city commercial centers serve 750 thousand to 1.2 million people. The per-capita of the city commercial centers is about 0.2~0.4㎡. The general scale of a city commercial center is 150 thousand to 600 thousand㎡There are very differents in in the level of regional economic development, population, traffic, even in the same cities, there are many differences in the commercial posture, the stage of development and the surrounding conditions. The scale of the city commercial centers is quite different. So the conclusions which are according to statistical analysis of 15 cities can only serve as a reference. The paper attempts a method to indentify the scale of the city commercial centers. |
