Nowadays, people paymuch attention to the housing problemsin the cities. It increasingly becomes one of the urgently solving problemsin the whole society. Meanwhile, the related urban real estate rentsgradually develop an important market, having the great potentiality. Asthe matter of fact, real estate rents could date back the ancient time inChinese history, and began to form perfect renting relationship in Tangand Song Dynasties. Since the 20th century, many scholars have dfscussedthe real estate rents of the Tang and Song periods from several aspects.As far as this subject is concerned, some aspects are still not perfect.So this article will continue to discuss the problem further. Based on theaccomplished achievements, this article will systematically discuss thehirers and the renters in urban real estate rents industry of the Tang andSong periods and the calculating standards of the real estate rents andthe influential factors of the real estate rents, and compare thecharacteristics between the Tang and Song Dynasties in urban real estaterents industry, analyzing the representations of thedevelopment in urbanreal estate rents industry of the Tang and Song periods in order to getto know the situation. It is a bold attempt for the author to study theeconomic development of the Tang and Song periods. It also has the greatpractical insignificances to study the ancient Chinese traditional realestate rents industry, having the good benefits of developing andstandardizing the modern real estate rents industry.This paper will be divided into six parts:PartⅠ: Introduction. The paper will briefly explore that the realestate rents were an important assignment way of the real estate resources,and it is also a proper aspect to study the commercial development of theTang and Song periods. In addition, the paper will discuss the general study in this filed, and propose the main problems that the author concerns.PartⅡ: In this part, the paper will discuss the renter formation inthe in urban real estate rents industry of the Tang and Song periods.According to the identities of the renters, they can be divided into twokinds——the private real estate renters and the public real estate renters.The paper will firstly analyze the formative situations in Such privatereal estate renters as the officials, royals, merchants and the riches.Then it will give an introduction of the public real estate renters, whichcontain the real estate rents of thedirect management of the governmentsin such intuitions as hotels and mansiOns and the real estate rents of theprivate management such as schools and temples, generally analyzing theirown characteristics of the different renters.PartⅢ: in this part, the paper will discuss the formation of thehirers of the urban real estate rents industry in the Tang and Song periods.From the perspective of the population, the hirers are composed mainly oftwo parts——the migrant hirers and the immigrant hirers in urban. Amongthe migrant hirers, theyare divided into seasonal migrant hirers and theunseasonable migrant hirers. This part will again analyze the differenthirers and their own characteristics.PartⅣ: the paper will discuss the real estate rents of the Tang andSong periods in this part. It will analyze the calculating standards andthe methods and forms of the payment. Then it will explore the influentialfactors of the real estate rents from three aspects. One is the locationof the real estate. Another is the economic factor such as the income leveland the effectiveness. The third aspect concerns the special real estate,such as, the criminal dwelling, the empty one and waste one. The rents aremuch lower inevitably.PartⅤ: the paper will make a comparison of the urban real estate rentsindustry in the Tang and Song periods. On the one hand, it will comparethe characteristics of the regional distribution of the real estate betweenTang dynasty and Songdynasty. From the regional distribution of the urbanreal estate in Tang and Song dynasties to the regional distribution in small,medium and large cities across the whole country, it is obvious that the real estate rents industry in Song dynasty reach a higher level than theprevious any dynasties. On the other hand, the paper makes a comparisonof the proportional change of the managed estate and the dwelling estatein the Tang and Song periods. In belief, in Song dynasty, the rentproportion of the non-dwelling estate is much higher than the one of thedwelling and the rent number of the non-dwelling estate in Song dynastyis much more than the one in the Tang dynasty.PartⅥ: the part will discuss the development of the urban real estaterents industry in the Tang and Song periods. It will generalize thedevelopment from three aspects. First, the management institutionsappeared in real estate rents industry; secondly, the governments of theTang and Song dynasties made clear stipulations about the rights and dutiesof the hirers and renters. Thirdly, the contracts increasingly played animportant role in the process of the rents. In a word, the real estaterents industry in Song dynasty had much more improvements than the onein Tang dynasty.
