According to the existing objective of wholly planning of real estate project, designing and programming of real estate development (DPRED) embodies objective analysis of project. On the basis of on-the-spot investigation, and architect, city planning and other related subjects involved, it provides scientific and reasonable foundation for designing and developing work after project ratified.The real estate industry in Beijing has gone through a twisting way of development in the nearly 20 years of reform and opening. Glorious achievements have been made and the whole city takes on new looks ceaselessly. However, because of blindness that does exist in some project in the development of real estate in Beijing (DREB), the whole layout and style of the city are destroyed beyond remedy. Meanwhile, builders themselves also got economic losses. Consequently, DPRED should be introduced to consummate the science and rationality of DREB, and to enhance comprehensive benefits socially and economically. And it should be the indispensable section in real estate development procedure.The detailed contents of DPRED in Beijing consists of four aspects: (1) contents and scale programming of project: it is the orienting decision of project and foundation of whole programming. (2) Environmental programming of project: the environment of project consists of natural environment and humanitarian environment. The guiding ideas of environmental designing should be established according to project's own features. (3) Functional and spatial programming of project. The economic development of Beijing and enhancement of people's living standards desire better functional and spatial planning of real estate project. (4) Economic programming of project: the basic objective of builder is economic benefits. Thus economic programming is the indispensable process.Considering special politic and economic status, historic and cultural tradition of Beijing, this article probes into DPRED for new views. And it provides beneficial reference for city construction and real estate development hi Beijing.
