Study On Several Problems In The Real Estate Exploiture

The real estate is one of the most important basic industry and a forerunner. It plays an important role in the national economy. Since the foundation of the Republic of China,the real estate began to grow in our country and have developed grandly and constantly. Now the real estate has became an important industry of the national economy. It can indicate from the development of the real estate that it will be the backbone of the national economy without fail.Beginning from the points of view of principal part of the real estate market, that is, the developer, according to the characteristic of the real estate and the actuality,the paper classify and analyse a variety of the decision-making problems that maybe occur in the prophase of the real estate exploiture. By using many methods of the decision-making,a series of models are provided for the developer of the real estate to use for reference.In this paper, considering the inadequate of theory and method in the real investing field, by using the gray theory, a new method has been founded in the economic appraisal of the real estate project. Aiming at the period of the real estate investment, a series of mathematical methods are presented to help the manager to make decision. In this paper, considering the high risk of the real estate, the model of how to measure the risk and how to run the risk in the company are provided . Considering how to use the pricing models in practice, the real estate pricing is analyzed quantitatively and interpreted from view of the game theory and some reasonable conclusions were drawn to assess previous discussions and models. Finally by analyzing a true case ,the new evaluation system and approaches are verified further.
