Since 1999,China has entered an aging society,and with the birth rate of the population declining sharply,while the life expectancy of the population is increasing,which has promoted the aging of the population in our country to be higher and higher,and the burden of providing for the aged in our country needs to be solved urgently.This is a relatively urgent social problem that our country is facing at present.In recent years,this phenomenon has attracted extensive attention from many sides,and the government has issued a number of policies to support and encourage the development of the old-age industry.At the same time,it also encourages social funds to enter the old-age industry.With the increase of the purchasing power of the elderly and the change of their consumption concept,the demand of the elderly for quality old-age life has been stimulated.Promoting the emergence and development of pension real estate,the future pension real estate will become an important part of the pension service system in China.But up to now,the related practice of pension real estate is still in the exploratory stage.The number of successful pension real estate projects is very small.The main reason is that pension real estate projects will be constrained by various factors in the process of development and later operation.Therefore,it is of great significance to study the key success factors of China's pension real estate projects,which will ensure the success of the projects,speed up the construction of China's pension system and cope with the aging of the population.This thesis mainly uses the research methods such as literature research method,expert interview method and grey rough set method to carry out in-depth research on the key talents of the old-age real estate project,and proposes to improve the development and management level of the old-age real estate project.Measures and recommendations.The main contents of this thesis are as follows:Firstly,the literature research method and expert interview method are used to comprehensively identify the success factors of the old-age real estate project,and comprehensively sort out the list of success factors of the pension real estate project;secondly,use the gray rough set The quantitative analysis of the law identifies the key success factors of the pension project,namely the government's policy support for the project,the positioning of the project,the degree of competition in the pension real estate market,the development experience of the developer's pension real estate project,the site selection and operation mode of the project.The selection of six factors,and a detailed analysis of it;Finally,based on the gray rough set method to analyze the results,adhering to the comprehensive and systematic basic criteria,proposed to improve the development and management level of the pension project Relevant measures and recommendations.On the one hand,the research conclusions of this thesis expand the research field of old-age real estate,and also broaden the application scope of gray rough set method;on the other hand,it can provide reference for the government to guide and regulate the development of the old-age real estate industry,which can make the development enterprise clear.In the development and operation process,the areas that need to be paid attention to,so as to carry out comprehensive analysis and targeted control,can provide customers with more and better choices for the old-age real estate projects,and provide reference for them to choose suitable pension projects.
