This paper will be focused on the financial evaluation to study the feasibility of real estate development items about the SEASIGHT apartment.On the principle of linking the theory with the practice, according to the characteristics of the real estate trade, by means of combining quantitative analysis with qualitative analysis and combining dynamic analysis with static analysis, we made the financial evaluation towards the SEASIGHT department items developed by the first subsidiary company of TIANFANG DEVELOPMENT.In this paper, we estimated various expenses such as land expenses, building and fixing project expenses and other expenses. Besides, we carried out the item analysis about the target market orientation and sale price orientation, further more the financial profit capability and the financial solvency capability were calculated based on cash flow analysis.At last, in this paper, we made some uncertain analysis about profit and loss balance analysis, sensitivity analysis and probability analysis. The above comprehensive analyses about the SEASIGHT apartment items provide foundation for decision-making of this item.
