As a new economic growth point and a pillar industry of national economy, real estate will meet unprecedented challenges in this century. Meanwhile, with China's WTO entry, real estate enterprises are confronted with constant changes in main consumption group, relation between supply and demand and consumer's demand. Additionally, overseas enterprises have crowded into the domestic market to cause fierce competition while state-owned enterprises are burdening great pressures to survive in the international market. All these act as big challenges for real estate enterprises.Real estate enterprises can't control the policy environment and market fluctuation. Under such circumstances, the basic way to survival is to be market-oriented and to seek, accumulate and integrate resources to form core competence and build up the system for the innovation and management of core competence of real estate enterprises. Therefore, the correct evaluation of their core competence is of vital importance.Beginning with the competence theory of enterprise, it introduces the theory of inner growth, the theory of sustained competitive advantages as well as core competence theory. Then, it makes a brief comment on these theories.Through analyzing the value chain of real estate development, it lists 7 elements and the basic content for the competition of real estate enterprises. According to the structure of such a core competence, it establishes the index system for evaluating the core competence of real estate enterprises and applies this system by means of fussy evaluation. At last, it analyzes the resource integration model of vanke and carries out initial evaluation on its core competence.
