The Research On The Supply Chain Of Real Estate Industry

Real estate industry is a pillar of the national economic. The healthy development of the real estate industry plays a vital role to the steady performance of the economic. From 2003 to now, due to the partial over-heat in some areas, the government intensified the adjustment measurement to the real estate market. The new round of shuffling in the industry has started, same as the manufacturing industry, the real estate industry enters into an era that supply chain competes with each other. By analyzing the status of the real estate industry's supply chain , this article point out three points: the low industrialization in the construction material production and construction; as the core of the supply chain the real estate enterprises have not yet had the core competition ability of layout and design yet; the real estate enterprises have not established the purchasing system that correspond to the large scale real estate development. By analyzing the course and characters of the oversea housing industrialization, this article point out the points: the housing industrialization is a must path to advance the industrialization in the construction material production and construction, then increase the real estate industry's supply chain efficiency; the real estate enterprises gain their core competition edge from the layout and designing steps, realizing the standard designing and then housing industrialization, by two step designing to meet customer`s various demands, using CE ideas to reduce the time of manufacture; enumerating VANKE`s purchase system ,by setting up the multi-layer purchase systems based on the internet, the real estate enterprises' material purchase management ability increases and take full advantage of the scale effects brought by mass production and standardization, decrease the production and trade cost of the whole supply chain.
