State-owned large and medium-sized enterprises are principal parts of national economy and the dominant power of development. Under planned economy system, state-owned enterprises undertook too much social function. Especially for the large mine enterprise like JinDuiCheng, the high proportion of rear service and welfare system, the heavy burden and the big cost hindered its further development. During the reform and convert process from planned economy to market economy, the reform of property rights is the key of stated-owned enterprises reform. So the separation of main parts and supplementary parts, the exfoliating of supplementary parts and the implementing of real estate reform become the inevitable choice of the enterprise. Studying on real estate management is necessary for the Molybdenum Company reform and implementing real estate management.This paper carries out research mainly pointing to the real estate management problem of JinDuiCheng Molybdenum Company. It applies relevant theory of business management and buildings ownership differentiation to study the real estate management problem. Beginning from the many-face character of property rights formed by publicly-owned housing sale and the existing problem in real estate management during the reform and convert process, it points out that under the outside surroundings in which the uncertain factors are increasing and the competition are becoming more and more fierce, to construct new core competition power, the enterprise must separate supplementary parts from main ones, and implement real estate management. Second, this paper proposes the real estate management model of Molybdenum Company and the principle, range, content and method of realestate management according to the feature of mine enterprises, the fact of reform and convert, and the characteristic of different real estate management mode. It also does research on the operation procedure of real estate management and the operation means of real estate management in different residential district. At last, this paper constructs mathematic model of fuzzy comprehensive evaluation to evaluate the comprehensive benefit of real estate management. It uses the method of fuzzy comprehensive evaluation to test and verify the economic benefit, social benefit and surrounding benefit of real estate management implementation.This paper is the concrete analysis and research for the real estate management problem of JinDuiCheng Molybdenum Company. Its research result has some consulting value for the company to implement the separation supplementary parts from main ones and real estate management. Meanwhile it also has some consulting meaning for other enterprises' real estate management.
