| With the deepening of the reform of housing system of our country and constant growth of the national economy, the real estate expands rapidly, and it becomes one of the pillar industries of the national economy. But the development of the industry is relatively weak now, lacking funds and the ability to resist risk, these have already become the bottleneck which block the development of the real estate of our country; The accession to the WTO has brought more opportunities and challenges to the real estate enterprises. In this case, a lot of real estate enterprises have to look for the strategic partner on the market to survive the competition. The form of the strategic alliance can strengthen the enterprise and it helps to form competition advantages.The new barrel theory thinks market economy as cooperation between different kinds of work and the integration of the resources. If we can lengthen the long boards to form absolute advantage, and according to the length, look for other long boards which you are short of in the market, fit the advantages together and you can make up a new barrel, which can both remove the puzzlement of the short boards and give play to the role of long boards to the maximum extent, and it can make the good benefit too, it's very similar to the ideas of the strategic alliance.During this paper, the author introduced "new barrel theory" and expounded the fact why real estate enterprises need to buildup strategic alliance, the development of the strategy alliance. Also the author induced the mode of the strategic alliance which real estate enterprises can adopt and the inherent destabilizing factor of it, analyzed the cross-cultural risk and gave corresponding countermeasure, put forward the principle to buildup a strategic alliance of real estate companies and described the current situation of it. At last, the author point out several questions that should be noticed during the forming of the strategic alliance of real estate companies.
