The theory of Condominium associations is an important part of condominium management system , in the interest of all owners and the important approach through which member ownership can be realized. Therefore, this paper is established in the aspact of legal research and focuses on the basic issues of Condominium Associations.The whole paper includes introdunction, text and epilogue, and the text consists of 4 chapters.Chaper 1 is mainly about the basic theory of the foundation of codominium owner's association. Codominium owner's association is set up by the theory of the condominm ownership and it is constituted by house owner convention and house owner committee. From the point of the recent theory, the condominm ownership is constituted by exclusive ownership, common ownership and member ownership. According to the theory of condominm ownership,Chapter 2 is mainly about the legal status of house owner convention and house owner committee, which is the basis of the research on house owner convention and house owner committee. After comparing the legislation of other contries, this article prefers to define house owener convention and house owner committee as unincorporated society because it will be meet the practical needs.Chapter 3 is mainly about the foudation and function of house owener convention and house owner committee. This part will illustrate the conditons of the foundation of house owner convention; the style, form, convene, resolution items, resolution method and resolution effectiveness of owners'meeting; the responsibles of house owner convention and house owner committee; and the qulification of the member of house owner committee. Furthermore, this part also discusses and puts forward some suggestions on why the first house owner convention is hard to found and how to supervise house owner committee.Chapter 4 is about automy rule, which has the highest effect in all resolutions. The part expatiates the legal nature, the establishment, the content and effectiveness of Automy rule .
