On Spatial-differentiation Of Residential Community In Shanghai

Since the reform and opening up to the outside world, with the development of GDP and the advancement of socialism market-oriented reform , people's living-standard is greatly improved, but the income gap is enlarged at the same time.Along with the land, housing and the welfare reform, Residents' concept for housing has greatly changed and the spatial-differentiation of residential community is becoming more and more evident.The residents of different socioeconomic characters obviously differentiate through filtrating of housing price.Different residents live in different residential communities. Residential location can reflect residents' social and economic status. Previous homogeneous inhabitaion of planned economy is gradually disappearing and the residential differentiation has bagan to show an inkling. It is more evident in the big city where the market economy is more developed and the housing market is more active.Therefore, the paper chooses Shanghai as the study object and deeply analyses the status quo of spatial-differentiation of residential community of Shanghai on the basis of related theory. Besides, the paper still proves the phenomenon of residential differentiation through the case analysis of five typical residential communities. Based on the previous study, the paper explores the dynamic mechanism, problems and the strategies.The thesis is composed of seven chaptes.Chapter One and Two start with an introduction of background , purpose of the study and correlated theoretical development, which provides the paper with a theoretical foundation. In Chapter Three, the paper describes the history of spatial-differentiation of residential community in Shanghai.The most importmant is chapter Four, which analyzes the spatial distribution of residential community differentiation in Shanghai and summerises four characters, that is to say, circle differentiation, sector differentiation, poly-core and inlaid differentiation. In order to go deep into Shanghai's residential differentiation, the thesis still choses five typical communities for study and partically analyzes the residential differentiation from the perspective of exterior physical and socioeconomic characters of residents. Based on the previous chapters about residential community differentiation of Shanghai, Chatper Five and Six explore the power mechanism and prolems of it in detail, put forward the coutermeasures for the continual development of residential structure and harmonious stabilization of society. In the end, the thesis draws a conclusion and points out the father studies in the future.
