| Suburbanization is an urban transition phase from the centralized state to a proliferation of urban development, which represents the population, jobs and services and certain functions to spread out from the city center to the suburbs continuely, then a new gathering center of certain scale starts to form in the suburbs. Metropolitan suburban development has close relationship with the development phase of urban area, residential surburbanization is a process for the population in urban area to move from inner city to the suburbs, which is the inevitable transformation process from centralized city type to decentralized city type. Relatively, the mechanisms and processes of residential surburbanization in Shanghai is different from that of the Western countries, Shanghai metropolis is in the first phase of suburbanization, which is the suburbanization of urban living function, besides, suburbanization of residence in Shanghai now is the main mode of suburbanization, and develop further and continuely by the New Town Development and Population Discongestion Strategy led by the Government. Suburban real estate development has had a profound impact on the structure of living space of Shanghai metropolis, since the ever-expanding of the urban fringe promote the formation of sub-centers of Shanghai Metropolitan. Shanghai Metropolis begins to present a multicenter and multiorganization spatial structure and form.The first chapter is an introduction, which mainly introduces the background, the objective, the method and framework for the study and outlines the main elements and innovation of the study; Chapterâ…¡summarizes the relevant theory and research about metropolitan suburbs and residential suburbanization at home and abroad, and emphasis on the concept and characteristics of residential suburbanization in the metropolitan, the evolution of metropolitan suburbanization in China and foreign countries, the reasons for suburbanization and so on; Chapterâ…¢researches distribution changes of metropolitan population in Shanghai since 1993 and the trend of suburbanization. The purpose is to examine the changes in population distribution by mainly two periods (1993-2000 and 2000-2008). We can see that average annual growth rate of resident population of Shanghai suburban has exceeded downtown, furthermore, the absolute amount of the downtown resident population is also declining. Shanghai now has entered the stage of absolute scattered, but in recent years, household population of the central city is still growing, and its growing rate is faster than rural areas, it is necessary to havr a further study; the fourth chapter, which is the based on the previous chapters, selects the development of Shanghai real estate as the object of study, trying to explore performance and trends of suburbanization by studying three aspects of the county real estate development,changes in population distribution and changes in housing policy of Shanghai since reform and opening up; Chapterâ…¤is the empirical study. Based on the former chapters, it chooses Songjiang New Town as the research object, tries to reveal population and economy geographical features of Songjiang District by the analysis on the data of Statistical Yearbook, first-hand empirical research and real estate network in Shanghai over the years, and then using ARCGIS software to reveal the real estate development process of Songjiang District from time and space angle, and to further analyse the real estate development; Chapter VI is the summary of the characteristics of suburbanization in metropolitan Shanghai and its dynamic mechanisms; Chapter VII is the conclusion, which indicates the problems and suggestions of residential suburbanization in Shanghai Metropolitan.
