Housing market is a very important component of market economy. Real estate industry has been one of the stanchion industries in national economy, which has consuming relativity with macroeconomic in market maturity and development. At present, urbanization in our country advances fast, reform of monetary house distribution has been going to depth at the same time. There are problems such as territorial overproduction and unreasonable structure between supplication and demand, whereas the whole market situation is in exuberance. We can find problems to be resolved and factors work on it through the research of first-class urban house market. This will make for a reasonable anticipation of house market intend and be propitious to elevation of inhabitation, urban economic progress and sustainable development of real estate industry.First, this dissertation summarizes the basic theories related to housing market, elaborates the influence of residential theory, urbanism theory and other theories on regional change of urban house and supply and demand of market. Secondly, it studies the urban housing market theory of supply and demand in detail, expatiates content and structure, the influencing factor, appraisement index and market balance of it. On the foundation of theoretical research, for the case of Zhengzhou city of Henan province in regular part, this dissertation analyzed its first-class housing market supply, the amount of demand and structural characteristic, appraised the payment ability of resident, analyzed the supply and demand characteristic in different district of Zhengzhou city. At the same time, according to the present situation and tendency of first-class housing market in Zhengzhou city, this paper forecasted the supply and demand level of it, pointed out its development tendency feature through integrative analysis of macroscopic and regional factors. In final, this dissertation put forward problems that exist in first-class housing market, such as insufficient effective demand, unsatisfied quality of house products, insufficient compete ability of the real estate enterprises and so on, then carried out corresponding countermeasure to that.
