Presently, the real estate industry of Xi'an city is in the fast development Phase along with the national real estate industry developing swiftly, but during violently developing the real estate industry of Xi'an city has some fallowing problems. In particular, because of the chain reaction of "sub-loan crisis" in the United States in 2008, the whole world economy is in crisis.The supply and demand of Xi'an city's real estate market is imbalance in the structure recently. Judging from the demands, the majority of the residents desire to improve the living conditions. But their incomes are low; Capacity to pay is not high, so they prefer to purchase less expensive housing affordable. From the supply, Due to high-profit, high-end residential housing supply in the proportion of total supply is higher than others. And thus give rise to the imbalance between the housing supply and demand.In this paper, author carried out the following studies. The major research object is Xi'an housing market demand and supply structure, First of all, through analyzing the development course and the current situation of the housing market, point out the problems is imbalance in the structure of supply and demand at housing market in Xi'an. The focus is giving a definition about housing supply and demand, as well as the special figures about the housing supply and demand. Secondly, through the systematic analyzing of supply and demand about the housing market, establish models of housing supply and demand through regression analyzing of it in order to predict the future. Thirdly, the real estate market of Xi'an supply variety of products, through analyzing of these kinds of products in real estate market establish forecast models about the real estate to predict the future development. Fourthly, through analyzing of the structural imbalance between supply and demand find out the evaluation index of rationality about supply and demand it. Finally, based on the structure of supply and demand imbalance in-depth analysis of the reasons, regarding the adjustment of the imbalance between supply and demand structures of the status quo, put forward a response: the total amount of adjustment in domestic supply, improve the supply of residential structures.
