With the deepening of reform and opening up,the development of urbanization in Zhengzhou City has been greatly improved.For many years,the housing guarantee in urban areas in Zhengzhou City has always been an important local livelihood project.The problem of housing security for low-and middle-income groups is highly valued by people from all walks of life.With the continuous deepening of the reform of the urban housing system in Zhengzhou City and the rapid development of urban housing construction,the status quo of housing security for low-and middle-income groups has undergone a breakthrough change.The supply of housing for the difficult groups has developed rapidly,and to some extent has met Housing needs of low-income people.However,as the number of undergraduates,migrant workers and migrant workers who have just graduated from Zhengzhou City in recent years continues to increase,the demand for affordable housing has increased;the reduction in the area of urban land and the rising price of commercial housing and towns The limitation of residents' ability to pay has also put forward higher requirements for the supply of urban affordable housing in Zhengzhou City.The demand for affordable housing in the middle and low-income groups in cities and towns without shelter is all the more urgent.All this shows that there is still a large supply gap in urban affordable housing in Zhengzhou City that needs improvement and improvement.This article first analyzes the status quo of urban affordable housing in Zhengzhou City.Based on the analysis of the basic conditions of natural,social and economic conditions in Zhengzhou City,the process of the development of urban affordable housing policies in Zhengzhou City was elaborated,and the supply of affordable housing in urban areas in Zhengzhou was described in detail.Then,the demand status of urban affordable housing in Zhengzhou City is explained in terms of total demand and influencing factors.The per capita housing construction area,per capita disposable income,per capita consumption expenditure,per capita housingconsumption expenditure of urban areas in Zhengzhou City are The average selling price of commercial bungalows and other influencing factors are elaborated and further analyzed.Next,on the basis of reading a large amount of literature,the author forecasts the demand area and number of affordable housing in urban areas of Zhengzhou by constructing a grey forecasting model,and analyzes whether the current supply and demand status and the future supply and demand forecast result match.It is pointed out that the current urban housing market in Zhengzhou has insufficient deficiencies in the fiscal investment model,rental and sales balance,application procedures,and internal supervision.Finally,based on the analysis results of the article,we explore how to further promote the protection of urban affordable housing in Zhengzhou,and address this issue from the formulation of normative policies,the implementation of hire-purchase measures,the strengthening of economic support,the guarantee of information disclosure,and the strict regulation of supervision.The corresponding countermeasures and suggestions were proposed.
