With the rapid development of the industry of real estate of china,The valuation of realestate, providing reference of important price for transactions、mortgage and compensation ofrelocation of real estate,had an rapid development too. Because the valuation of real estateexisted these phenomenons that its immature industrial development and theoretical research、imperfect method of valuation、lower efficiency of valuation and unideal quality of valuation soon.That had an large effect on the healthy development of the valuation of real estate.Soresearching on the theory and method of the valuation of real estate had an great significance.This article had established a appraisal system of real estate on the basic of the technology ofGIS.The involved process included that studying on problems existing in the appraisal of realestate and the research status of the appraisal of domestic and foreign real estate、constructing themodel of appraisal by gray relational analysis and theory of fuzzy mathematics combining withthe feature and way of the industry of valuation in china and making that models ingrate on theplatform of GIS.After identifying the topics and the ideas、methods and content of research of thesis,Firstly,This article introduced theory and methods of the valuation of real estate,By studyingthat thoroughly,It pointed out the difficulties and problems of valuation that it existedarbitrarienss on selecting comparable instance、subjectivity and incompletencess on modifyingcharacteristic factors and subjectivity on striking the final price of real estate so on.Secondly,Itused the concept of associate degree originating from the theory of gray relational analysis formeasuring the size of the association of factors and price of real estate,According to that size,Itassured the weight of the impact of factors on the price.Thirdly,It applying the principle ofnearenss and optional nearly from the theory of fuzzy mathematics for selecting comparativeexamples and proposed a new algorithm that could assure the membership of characteristicfactors.It striked the composite price of the estimated real estate by the exponential smoothingaccording to the size of the close degree.more,It carried out the design of overall structure、stencil of function of system and the database of system so on for the valuation system of realestate including the method of GIS on the basic of the system of geographicinformation.Finally,The tool of development of the system is Visual Studio2010and theplatform of development of it is ArcGIS10.0.The controls the system using includedMapControl、TocControl、ToolBarControl.It realized related functions under GIS aiding theappraisal of real estate and achieved the goal that using gray relational analysis and theory offuzzy mathematics carried out valuation on the platform of GIS mainly by the reason that thesystem stored space data by the geographic data of file and stored the attribute data by access.So carrying out appraisal combined with that system could make the appraisal of real estate morescientific and efficient.
