Nowadays, in Chinese society, real estate especially the investment in commercial real estate takes on a booming prosperity with the economic development. 'Living Square of China Tai Group' is just a practical subject that the author has in the works and on this basis makes an economic evaluation. The selected title of this paper has a stronger availability and pertinence, the researching result will be very helpful to the operation of the project.After systematically analyzing the external and internal environments that the projects of living square of China Tai Group have faced, this paper elaborates the situation of real estate market where the area of living square of China Tai Group is, collects many materials, carries on an analysis by applying the SWOT analysis and Porter's competitive theory, and finds out that the commercial real estate operation of this project is feasible. On this basis of fully analyzing the feasibility of this project, by looking up the literatures and doing the practical researches, this paper shows several modes of commercial operation in and out of China. Combining with its characters and external environment that real estate has encountered, this paper designs three kinds of commercial operating modes: all sale, half sale and half lease and all lease, and makes an economic analysis to the three operating modes in the way of the discounting net present value method and non-discounting investing and reclaiming period method by financial reports. Due to the different investments of the three modes, this paper creatively gives out a concept of the energy efficiency rate in the end and concludes out an optimized plan by comparing the relationship between the net present value of the project and the amount of the investment.
