Selecting Contract Pattern Of Construction Engineering For Employers

Construction engineering contracts play an important role in our infrastructure construction. In many of construction projects in China, due to the choice of improper contract pattern, many problems occurred during the project implementation such as source wasting, disputes between two parties of the project, real cost transcends investment estimate, even the terrible realization of the project goal which leads to huge economy loss of both parties. This thesis studies on selecting contract pattern of construction project for solve the problem from the employer's view because of employ's decisive action during the selection of contract pattern.Selecting contract pattern is the vital content in contract programming. In this thesis, the existing productions of contract pattern are summed up to form the integrated theory system, the followings are studied: the comprehensive introduction of engineering project management style;the proper selecting method of a project management style using the fuzzy analytical hierarchy process(FAHP) which is based on the consideration of factors: Project characteristics, owner's need, both situation;the sensitivity analysis by using FAHP, designing the communicating EXCEL of project management style which makes the application easy and the influence of index on project management mode under different consideration;analyzing the contract style based on payment, and establish the three-dimensional relationship chart between contract styles and their influence factors according to the choice list which directly reflects the influence of choice factors on contract style. Furthermore, this article analyzes the contract pattern from the views of economics, including payment of contract, transaction cost, engineering cost, and gives suggestions on the reduction of transaction cost.At last, a case study on aerodrome construction is cited in which the theory and method above is used for contract programming from several aspects: the selection of engineering project management style, the payment pattern of contract and the contract clause confirmation. Through the analysis of this case study, the author offers employers a clear and easy thought and method for the selection of contract pattern.
