On the commercial planning of real estate development project-Taking Changchun Wansheng Property Development Corporation'Jilin Dalu Project as an exampleAs the basis and pillar industry of our national economy, real estate industry has made profound contribution to the growing impetus of our national economy development and the better-off of residents'living conditions. With the gradual improvement of socialist market economic system and mature of real estate market, the success or failure of real estate development depends more and more on scientific commercial preplanning of the project. However, the current research achievement of theory circle could not meet the demand of real estate enterprises' working practice. This paper, taking Changchun Wansheng Property Development Corporation'Jilin Dalu Project as an example, will analyze and discuss the overall framework and operation requirements on the commercial planning of real estate project development in the following three sections:Ⅰ. The importance of commercial planning of real estate project developmentReal estate refers to land, buildings, portions that integrated attached to land and buildings, and the combination of ownership rights over land and buildings. Real estate development is the action to build basic facilities and buildings on state land, which usage right has been legally obtained. Commercial planning of real estate development project is the decision made from the developer or land user's point of view of when, how and what kind of product and usage to provide on the obtained land aimed at the potential customers of a target market, so as to meet the demand of potential customers and conform to the interests of developers or land users.Commercial planning of real estate development project is generally divided into two stages. The first planning stage's key point is the determination of land usage and development cycle. Conduct an overall market research and analysis through information collection and on-site survey, initially make out marketing strategy and product plan, and determine land using method and development cycle through financial analysis.
