In recent years, China real estate industry is developing with a rapid growth in the aspects of investment, developed area, completed area and sold area. At the same time, the government has issued a series of strict and operational policies. These policies make the industry's risk higher and challenge its survival and development. Under the environment of macro-control and fierce competition, the real estate companies are all seeking new development directions, actively adapting to the policy change and reducing the risk.The real estate industry is manpower intensive and has great demands of good personnel. And there is the trend that the industry competition is transforming to the talents competition. The real estate industry has the characteristics of strong specialty, high risk, heavy investment, long payback period and complex work relationship. These require the practitioners to have solid knowledge background, good mentality, long view and synthetic ability. And the human resource becomes the company's core competence. Losing people threatens the company growth. How to prevent losing people becomes a problem companies have to solve.This paper adopts modern enterprise management theory, especially human resource management theory, conducts deep research to HengDa Group's losing people status. First, the losing people status and characteristics are researched. Second, the individual reasons, company reasons and non-work reasons are fully analyzed. The explicit loss and recessive loss are specially analyzed. Third, the staff keeping transformation methods are proposed from the human resource management perspective. Those methods include"People Oriented"human resource management mechanism, establishing"Psychology Contract", establishing rational incentive plan. Finally, the feasible implementation plan is proposed on the basis of employee development system, incentive system and employee crisis management.
