However, the times in tighten was much more than that loose through a lot of policies. Especially in 2010, the quashing times were one after another. The strength of the dominating of engineering cost is valuable for improving the real estate market competition nowadays.We take the real estate project cost of construction in implementation stage as the research object. We found that the real estate had some problems in the controlling of the construction cost.Take some for examples, firstly the engineering settlement price cannot reflect the level of the engineering quality. The second, they still take the traditional way of first work and after settlement.As a result,the settlement price will be more than budget.The phenomenon doesn t conducive to control the construction cost reasonable and effectively.Although the processes of project cost management and dynamic control theory has been put forward, they cann't be applied to actual construction process well. So the project construction cost control problem doesn't get effectively settlement. Project completion settlement price is often considerably more than the construction drawing budget price, which is common phenomenon. There is another serious problem. If two constructions build the same unit of the project, no matter how they completed construction quality of compliance with advance or extension. The final settlement price is the same. In order to earn more profits, they reduce costs even jerry.When the construction cann't reach the the quality standard, they begin to acceptance. The engineering cost control can't be a misnomer. Project completion price can not reflect the construction quality. At the same time, they don't encourage construction unit with new materials, the application of netechnologies. That project quality reaches qualification standards.In view of the above research background and the seriousness of the problem exists, we committed to study project cost management theory knowledge. Combining the research defines the engineering cost management and project cost definition of dynamic control. This paper studies the project cost management which is based on the construction project owner in the implementation stage of the construction project cost. Engineering cost manager is given priority to the construction unit, design unit, construction unit and so on joint participation.We analysis the influential factors of engineering cost. Inviting professional experience cost engineer and chief engineer scoring, constitute judgment matrix. In order to ensure the data error is minimized, we calculated with the way of AHP. The weight of each affecting factor by reasonable calculation program to make sure the reasonable schedule value. Analysis the proportion between the coefficient. As a result take measures to control the scale coefficients in 5%. We ensure the quality and time of the project cost under the premise of the occurrence of the budgetary price control within the 110%. This paper studies the construction engineering cost management for the dynamic control principle:the key is active control by combining with the dynamic control.According to the work situation, reference merit and avoid its disadvantage, we work out the control model of the construction cost in the implementation stage through reading a lot of references literature. Bold prediction the relationship between the construction progress of each month plans and output value. The relationship between their influences coefficient factors with subjective factors and objective factors. According to the analytical hierarchy process, we calculate the corresponding weights. And then combining with engineering construction process, the practical data is attributed to the criterion of five studies. And then we take the primary measures to keep coefficients under reasonable control. The measures are sure to trace control targets. In the project implementation stage, we use the dynamic control model to control project the dynamic cost.We take YL real estate engineering as the research object. We introduce the general situation of this project, the dynamic control model the premise condition and data sources.According to the overall research, compared to the traditional cost control, average cost increase rate control achieves a very ideal range. And the engineering quality also makes very well improvement. Period also gets guarantee. It also makes construction project cost get reasonable control. This research project achieve the settlement price control,109.2% predicts.The project cost has greatly improved and importantly quality also have substantial increase. The qualified even reach quality requirements. Judging from the result of correlation analysis, Every month the predicted values and the planned value reached a correlation coefficient R=0.990, P<0.01, which has strong correlation. Similarly, the actual value and the correlation coefficient R=0.991, P<0.01, which has strong correlation. In this paper, the model and method are studied for research cost control of construction project management. This model reached the construction project of the control management goals well. |
