Recently, in views of the rising of real estate price, our government has increased the regulation and control of real estate market. As the basic link of the real estate market, the relationship between land supply and housing price has been a hot concern in the process of national regulation. While, the current domestic and international study which on the relationship of land supply and housing price, hasn't achieved consistent results. So, deeply studying whether land supply effect house price, how to effect and effect degree is the needs of establish land policy scientifically which can guide the real estate market's healthy development. It also helps to provide effective recommendations for regulation, and has important theoretical and practical significance for the sustainable use of urban land.The main purpose of this thesis is to reveal the interaction mechanism between urban land supply and housing price, by the way of exploring the relevance of land supply model & amount and real estate price. And propose macro-control measures, aimed at providing theoretical and technical support for scientific and rational house-price control.Specifically, this research used the combining methods of literature review and field surveys, standardized analysis and empirical analysis, statistical data analysis and quantitative research, the main contents and conclusions are as follows:In the side of theoretical analysis, based on the analysis of the urban land supply mechanism, the paper analyzed how the reform of land supply ways impact land- price and house-price, as while, analyzed the association of land granting amount and housing prices theoretically. And further researched how effective land development and volume rate affects housing prices. Through theoretical research find that, the reduction of land supply may affect housing price at the short term, while not significant at the long term and increment of land supply amount may have little effect on house-price controlling.In the side of econometric research, studied land supply ways and housing price's association by the way of analyzing the change of land transaction price index and housing sales price index; and researched association of land supply amount and housing price through the establishment of panel date model. The results show that the reform of land supply ways have little effect on house-price, and the amount of land supply three years ago have some impact on the current housing supply, while the effect is very weak.In the side of empirical research, select Chongqing as a city of empirical research, empirically researched how the way of land supply effect house-price using Hedonic model; at the same time, compared the sales price of residential land and house, and made a Granger causality test further. Empirical results show that, the determined of the final house-price hasn't significant relationship with initial access of and.moreover, the amount of land supply and house prices has no clear causal relationship.
