Empirical research of high-end commercial property rental really started in the 1990s, and it has become a concern focus of the international academic recently. But due to the data accessibility restrictions, the theoretical analysis about rental shops lack of pertinence and practicability. As China's economic and social development and the rapid development of urbanization, commercial property develops prosperously in every major city, and it has become a hot spot of the real estate development. Theory scholars of China's commercial property research pay more and moer interests in it. So this kind of research urgently needs.This paper aims at analysising the affecting factors of the high-end business property rent. Through spatial affecting factors (location features, building features, the influence of neighboring realty) and non-spatial affecting factors (downtown image, mixed leasing, lease restrictions), I try to find a rent assessment mode. This mode can be applied to high-end commercial property rent assessment process, and provide reference to determine the rent for developers or operators.Firstly, this paper analysis the domestic and international main rent test theory, then choose a suitable theory for China's high-end commercial property rental evaluation. And summarize and innovate a new rent assessment mode based on the existing theories. Finally this paper makeTianjin bay square as case analysis, to inspect the new summarized mode.
