Loans are the most important assets of commercial bank, which is often more than60%of the total assets, which is to provide one of the most important services for clients, which is to bring the biggest profits for commercial Banks, which is also one of the greatest risk of business. When commercial bank loan is making the business, each link of the loan process will be safe. Risk assessment of credit projects is an important indispensable means for the guarantee of earnings and credit of commercial bank, and protecting the interest of public deposit. Since the state council issued "notice of on further deepening town housing system reform and accelerating the housing construction"; the real estate industry has become an important pillar industry in the national economy of our country. As banks continue to increase for real estate investment, loan business of the real estate has become one of the important business areas and core business areas of Chinese commercial Banks; the importance is increasingly ascension for the banking industry. However, along with increases of loan amount of loan business of the real estate, the extension of establishing time, continuously increased credit risk for high debt management of real estate developers, real estate loans are also into internationally recognized high-incidence season of credit risk. How to prevent the risk of real estate loans of commercial Banks of our country is already an important problem, which has the serious influence on stability and development of national economy of Chinese banking system.This paper mainly based on the analysis of the necessity and feasibility of risk evaluation method improving of credit projects of Shenyang Zhongshan branch bank especially real estate projects, making the comprehensive analysis on existing problems of risk evaluation method of credit projects of Shenyang Zhongshan branch bank especially real estate projects, and giving risk evaluation method of credit projects-risk matrix method. Designing risk evaluation method of real estate credit projects of Shenyang Zhongshan branch bank, considered the involved content is more extensive, departments are multifarious and personnel is more on the risk evaluation method of real estate credit projects of Shenyang Zhongshan branch bank, giving implementation conditions of system, measures and supporting system, in order to solve the modernization construction and implementation issues on risk assessment method of credit projects of Shenyang Zhongshan branch bank.Through the research of risk evaluation method of credit projects especially real estate projects of Shenyang Zhongshan branch bank, to provide strong support for the smooth implementation of the strategic goal of management system according with requirements of modern commercial bank, and to provide a new idea for improvement of risk evaluation method of credit projects of other domestic commercial bank.
