The development of economy should produce the function of population entry and land supply with the configuration changing and investment transferred. So it will affect demand of real estate. Lingang New City, located in Nanhui of Shanghai, has become engine promoting economic growing of Shanghai. It will accept international manufacturing and logistic. The infrastructure of Lingang New City and the 2010 World Exposition forces urbanization by multiplier and development of real estate in Nanhui.The building of Lingang New City is the process of industrialization and urbanization and modernization. It expresses the development of city economic and real estate. The industry of real estate is length and affiliated enterprise is heavy. It can lead the developing of many industries. The influence factor of real estate industry and force factor locate up to average in civil economic. According to state of developed country, if increasing 1% in real estate, production value of correlative industries increases 1.5~2%. In China, if we increase RMB 0.1 billion in real estate, production value of 23 correlative industries increase RMB 0.1479 billion. It affects 60 industries direct and indirect. It also bring along the development of many industries such as steel, material, auto, and so on. The rate is 1:6. The urbanization promotes the tertiary industry development. Its centralizing is good. But urbanization induces increasing price of principal. The low price of consumable can stimulate consumptive demand. The dilation of consumptive demand will induce the increasing of gross demand with increasing of investment in the town.
