It is absolutely a hotspot and focus for the society whether the real estate market is overheated and frothed. As a supporting industry concerning our national economy, the real estate trade involves the long industry chain of all grade. The fluctuation of the real estate price influences hearts of common people, and relates as well to the continuous, fast, and healthy development of national economy. On the whole, what situation on earth is real estate in? how can people make of the high price of real estate? Therefore, an analysis of 2005 real estate market of our country is actual and realistic, it can bring some steady factor to the sensitive market, give useful advice and help to the common house purchasers who are anxious but hesitated, and present some revelation and reference to all related persons.'froth in some areas does not mean overheating of the real estate economy' , this is my point of view. This article has 7 sections, on the basis of real estate economy theory and froth theory, proceeded from basic situation of present real estate market in our country, this article put forward the problem and expounded some relevant concepts of real estate economy. Whereafter, I analyzed the present status of real estate market in our country on the basis of course of real estate reform and position of real estate market. And then, this article analyzed the present status of real estate market in Nanning from the angles of the investment position of real estate in Nanning from January to August, 2005, influence on development of Nanning by city planning and construction, and the real demands of real estate market in Nanning. This article analyzed the genius reason of the rise in price of real estate, and also gave my opinion on how to prevent the risk induced by real estate froth. Finally, it get to a conclusion that real estate froth in some areas does not mean overheating of the real estate economy in China.As an engineering technician, I made the analysis and research with a objective and fair attitude all along the composition of my paper. This article uses large numbers of diagrams, statistic data, and real cases to make comparison and analysis, striving for a reasonable and comprehensive conclusion. I hope the article has some contribution to the healthy and steady development of Nanning real estate market.
