As the industrialization and urbanization progress goes on and the demand of housing grows increasingly in our country, the real estate thus becomes a significant part of the tertiary industry and an active new economic growth point. Besides meeting the demand of habitation, the real estate also becomes popular in present investment field because of its particularities. However, real estate investment also has the feature of the coexistence of high proceeds and high risks. Each real estate investor expects to gain the highest proceeds with the least investment. Then can on earth we gain proceeds? What is it? How about the risk of gaining it? In addition, China, where the market economy is booming, has always been faced with the problem of serious lack of resources. Especially, the energy crisis and national land policy repulse any waste. Any cursory investment is not bearable.This thesis makes a study on investment scheme and risk analysis of real estate project by means of the basic theories and methods of technical and economic evaluation of the investment project. Taking the western city project "Zhonghua Jiayuan" of the famous enterprise Wuhai Real Estate Co. as the object for study, the thesis provides a sufficient investigation and analysis of the other real estate projects in western district where the project is located, while it offers an investment analysis together with a technical and economic evaluation for the project, which makes for successful project development.Through the market analysis and the competition analysis of the project, and by means of the basic theories and methods of investment scheme and risk analysis, the thesis provides a theoretical basis for the selection and establishment of urban real estate investment projects. Meanwhile, It provides practical guidance and feasibility for improving the scientificity and veracity of the analysis of real estate investment projects.
