Regulated by the National macro policy,the real estate industry has entered the white-hot stage.Overcapacity and oversupply have occurred in many areas.With the reform of land policy,the profit of real estate industry has been compressed.The real estate industry needs a lot of money in the early project operation process,and the risk of capital operation makes the enterprise easy to appear the phenomenon of capital chain chain.How to prevent the risks existing in the investment process under the premise of safeguarding the economic benefits of real estate projects has become the focus of investment analysis of real estate projects.This paper studies from the following four contents: firstly,through the research on Project investment analysis at home and abroad,this paper introduces the main contents of real estate project investment analysis and the related theoretical basis.Secondly,combined with the case,the basic situation of AA project is introduced to explore the investment value of AA real estate project.Based on the analysis of the macroeconomic environment and the operation of the real estate industry in AA real estate projects;On this basis,SWOT analysis is used to analyze the advantages and disadvantages of the project,from the project oriented market,target customers and product characteristics of three aspects of the project positioning.Thirdly,the economic benefit of AA project is analyzed: The profit of the project is analyzed by estimating the investment cost,sales income and other financial indicators,and the profit risk of the project is analyzed by using the break-even method and sensitivity analysis method.At the same time,the social and ecological benefits of AA project are analyzed.Finally,this paper discusses the risk problems existing in the prepreparation,medium-term construction and the late lease sale stage of real estate project investment,and puts forward the risk prevention strategy of AA real estate project investment from the strategic layer and the tactical layer.Combining with the actual real estate project,this paper studies the project situation,market analysis,investment estimation,financial economic benefit and risk in real estate investment.By combining quantitative analysis with qualitative analysis,empirical analysis and normative analysis,the uncertainty risk in the process of project development is discussed.It has certain reference function to perfect the real estate investment theory,help the homogeneous enterprise to carry on the investment risk avoidance in the real estate project,improve the investment success rate.
