Study On Risk Evaluation And Prevention Of Jymd Real Estate Project Development Of NTP Co, Ltd.

The intrinsic particularity of real estate decides that real estate has some different characters, such as long investment cycle, huge quantity of investment and complicated factors of effect. These factors also decide that the investment of real estate is an investment activity with a high risk. How to identify and evaluate these risks and how to prevent these risks is a key problem that investor faces to solve. This thesis takes the risk evaluation and prevention of JinYuMingDu project of NTP Real Estates Company as subject investigated. In the study process, this thesis takes quantitative, qualitative methods and integrated methods of theory study and demonstration, hoping to provide evidences for investment decision-making and risk prevention for JinYuMingDu project of NTP Real Estates Company and also hoping to provide reference for the decision of other real estate companies.After brief introduction of study background and internal and external study status, the thesis makes brief analysis for the related theory of risk management of real estate. And it makes preparation for the following of the thesis study. Then according to theory of risk identification, it summarized risk factors affecting project of real estates after analyzing NTP Real Estates Company and JinYuMingDu project. By using empirical data from specialists, it identified 4 second-order risk factors and 15 third-order risk factors and established structure hierarchy evaluation system of main risk factors of JinYuMingDu project. Also it established fuzzy composite evaluation model JinYuMingDu project by using fuzzy mathematics. This model can overcome the defect, that is, some model only calculates a single risk, among the other evaluation models of real estates. And this model can evaluate the integrated risk content of the project development of real estates. According to questionnaire from the specalists to JinYuMingDu project of NTP Real Estates Company, it tested the model by data and evaluate(?) risks of the JinYuMingDu project. In the end, as for the status of the risk identification and evaluation, it proposed measures to control risks in JinYuMingDu project and it is helpful fo(?) the risk prevention and further development of NTP Real Estates Company.
