Along with the urbanized advancement speeding up, more and moreland in countryside transforms use for the construction throughexpropriation. The expropriation of the land results in lots of problems,which is concentrate on the unbefitting compensation of the land value,the status place a premium on the formability concealable market, or thecompensation can't be able to guarantee the farmer's life. How toconstitute the reasonable price for the expropriation? How to poise thebehalf for everyone in the expropriation, of the land? The paper doesresearch on the price of land expropriation, which takes the theories ofMarx's working axiology, Marx's land rent and price theory, utilityaxiology, game theory, and regional theory. Through the reference offoreign land value in the expropriation, the article takes the utilityaxiology as foundation and defines the utility price of the land. Then thepaper divides the premium in land expropriation by the bargaining theoryand rebuilds the system of the land expropriation in china, does researchon the price of land expropriation in Taicang city Jiangsu province, Hebicity Henan province, Jingning county Zhejiang province with regionalcomparison.Firstly, according to Marx's land rent and price theory, the paperthinks that it fails to explain the price of land expropriation with thesocial and economic development. The diatheses which affect the price ofland expropriation are in many ways. Then the paper analyses the foreignland value in the expropriation, consult the influence that the relation ofsupply and demand function to the price of land expropriation. Secondly, the paper defines the conception of land confiscation, landexpropriation and the price of land expropriation, analyses the diathesiswhich affect the price of land expropriation, ensure the principia ofevaluate the price of land expropriation, takes the utility axiology asfoundation and does research on utility price of the land by the method ofamount. The paper indicates that according to Marx's working axiologytheory, the value of working creation include constant capital "C",volatile capital "V" and surplus value "M", but according to Marx's landrent and price theory, the ground rent is produced by direct producerwhich is possessed by the owner of the land. The capitalization of rentonly realizes surplus value "M", so it's unreasonable to express the priceof land expropriation, we should also consider the character of theconstant capital "C" and the realize of volatile capital "V". The utilityprice of the land in countryside include the price of domanial income, theprice of obtain employment post, the price of social security, the price offortune accumulate and exterior price. The article thinks village collectivity isthe monopoly for the ownership of the land, the eminent domain for landis also monopolized by the government, and the land market in country isbilateral monopoly, so according to the principle of simulating market,differentiate the character of the use as pure commonweal land,quasi-commonweal land and un-commonweal land, divides the premiumin land expropriation by bargaining theory; after the division of premiumin land expropriation, the article points out that the price of landexpropriation is the summation of utility value and the premium whichpossessed by farmers in land expropriation.Finally, When I do research on the price of land expropriation, notonly follow the principle of guarantying farmers' life cannot play down,consider the relationship of supply and demand affect on the price, butalso choose Taicang city Jiangsu province, Hebi city Henan province,Jingning county Zhejiang province as cases. Based on the theory andmethod by the front part, the paper does evaluating of validation, theresult accords with the regional reality, the method of evaluation isexercisable and feasible as policy. The article thinks that compensationacquired by farmers is unreasonable, the damnification of utility value isthe reason why farmers' life play down; when we evaluate the price ofland expropriation, it should be based on the utility value of the land,considering the relationship of the supply and demand, dividing thepremium in land expropriation by bargaining theory.
