Following the deepening of our country's economic restructuring, paid use of land and the housing system reform, China's real estate industry develops swiftly and violently, which has already became the pillar industry of national economy. Along with the country economy rapid development and the national income level unceasing enhancement, real estate industry will have bigger development space and potential. Because real estate industry itself has many characteristics, such as the great cost of an investment, the long construction cycle, the high goods value, its development relies on the finance industry support more deeply compared with other professions. It is the safeguard factor which in the real estate industry development cannot be substituted. Real estate finance industry which is the finance industry tradition service has been developed many years in the developed countries, and formed the integrity system and the complete procedure. The history of real estate finance development in our country is short, and the development is still at the exploration stage both in the theory and the practice.This thesis takes the development history and the present situation of real estate finance in China as a starting point, analyzes a good many problems which restrict our country's real estate finance development and their origin. Based upon illustrating advanced operation and experiences in developed countries, author studies and discusses the corresponding countermeasures to improve and perfect our real estate finance businesses.There are four chapters in this thesis:In chapter 1, author introduces what is real estate finance, illustrates the close relationship between real estate and finance. Real estate finance is one of important kind of financing business. It involves the exploitation ,operation, and management of housing and land ,and its purpose is to collect funds ,finance and clear off funds .Finance is the activator for real estate, at the same time , the development of real estate provide varies of business for finance. They are cooperating and influence each other. Consequently, they promote the development of social economy together.In chapter 2, author introduces the history and achievement of real estate finance in our country. Compared with many developed countries'mature real estate money market, our country's real estate money market is still at the initial stage, and various aspects are all in the beginning. Looking from our country's present real estate money market, the bank credit is still the main channel of real estate industry finance; The share of real estate loan occupies in the long term loan of financial organ increases year by year; Individual housing loan continues to grow highly; Individual loan concentrates to the minority key city and the hot spot area; Policy housing loan grows fast.In chapter 3, author discusses some main problems of our country's real estate money market, such as deficiency of financing channel and financial tools, multiple financial risk that real estate finance institution face, lack of legal laws and regulations, weakness of finance supervising and managing, and so on.In chapter 4, according to the fact in our country, author provides some countermeasures for perfecting our real estate finance: we should perfect real estate money market, innovate real estate finance tool, vigorously develop the real estate trust, the real estate negotiable securities and the real estate insurance market in our country; We must strengthen the management of the real estate finance risk, set up rational real estate expense idea, speed up the establishment of real estate finance risk early warning system, simultaneously strengthen to the real estate financial organ own management, decreases the credit risk from the source; We need to inceasingly enhance the level of our country finance supervising and managing ,in order to adapt to the development of our country's economy and the internationalization; Real estate finance policy and the related legal laws and regulations should be perfected, the government should according to the different situation comprehensively uses many kinds of regulation method to make every effort to achieve the best regulative effect; Only has the unceasing consummation of real estate finance related laws and regulations, can standard the development of real estate money market .
