This paper analyzes general theories and achievements on the early warning systemof urban real estate at home and abroad. The major goal is to establish a new warningsystem that makes sense both in the perspective of economics and math.Taking Shanghai for an example, this paper discusses and gives the thoughts andmethods to establish early warning system of urban real estate: 1. Building two earlywarning systems depending on different understanding of the alarm in real estate mar-ket. They are "prosperity early warning system of urban real estate" and "coordinateddevelopment early warning system of urban real estate". 2. Filtering the initial warningindicators by means of qualitative method as well as quantitative method according to cer-tain theories. 3. Making improvement on statistics early warning method and comparingwith diffusion index (DI). |
