Simulation Study On Resource-oriented Decision-making Of Real Estate Development Enterprise

With the rapidly development of real estate industry, there are more and more effective national policies established for controlling market cycle. Under this background market regular plays the very important role. It is necessary for real estate enterprise to learn how to adjust marketing and management according to complex exterior environment, which determines enterprise core competence capability and sustainable development.The survival and development of the real estate enterprises are based on resource enterprise owned. The forming of enterprise core competence capability is the procedure of analyzing, exploiting and optimizing resource that the key strengthening approaches are composed of series decision-making. This thesis discusses resource-oriented decision-making model of real estate development, which results in enhancing enterprise core competence capability.Firstly, this thesis argues on the research background, purpose and meaning of resource-oriented decision-making of real estate development enterprise, introduces the academic research achievement and trending in this field home and abroad. And the basic framework, method and main content of this thesis are put forward.Secondly, with the resource-based theory of the firm this thesis analyzes the logic evolvement from resource to core competence capability, studies the inner relation between core competence capability and decision-making, which proves that resource-oriented decision-making of enterprise is necessary and applicable to form core competence capability. What's more, the generic structure of resource-oriented decision-making model is established referring to system dynamics theory.Afterwards, as for resource-oriented decision-making of enterprise, the enterprise resource system is set up as the foundation and the enterprise decision-making series are advanced as the core. Then the action system is designed to combine the foundation and the core.Finally, the resource-oriented decision-making model of real estate development enterprise is established. This thesis chooses a real estate development enterprise as case study agent, use the professional simulation software VENSIM to simulate the forming of core competence capability and appraise the resource efficiency of real estate development enterprise with the comparing results of the simulation. The conclusion provides the decision-making guideline for sustainable, favorable and stable growth of the real estate development enterprise.
