With the rapid development of China's economy and the process of urbanization accelerating, the real estate industry of China has become an important pillar industry, pivot of driven regional development and consumer hot. The market capacity for signs of the housing market is the largest market of the real estate. At the same time, the house price level of cities has great influence with city's economic, cultural and social configuration, and it has hidden lots of rules and trends behind the development of the real estate industry. Therefore the house prices become hot spots in the study of theory, but the compare study on price differences and the causes of in the two cities or a number of cities is relatively weak. In view of this paper focuses on the causes of house price differences, I hope to provide valuable lessons for urban residential market even more the real estate market.As two major western cities, the distance of Chengdu and Chongqing is only more than 300 km, but seeing from the domestic prices, it has big gap. This paper compared the urban house price of Chengdu and Chongqing as a starting point, combining with the natural environment, economic environment, social environment and other factors, and analyzed the cause of price differences of two cities. In the analysis process, the paper combined qualitative and quantitative approach and analyzed in-depth the relative advantage and disadvantage of areas of the two urban residential market to explore the causes of residential prices of Chongqing below Chengdu and major existing problems. Then the paper provided valuable suggests for the development of the real estate market of Chongqing.The article was divided into six parts: the first part is a introduction about the background, significance, research methods, content of papers and innovation point; the second part talked about the theory, it defined the scope of the study, then summarized the domestic and international study situation ,all of these laid the theoretical foundation for after study; the third part compared urban housing market and prices of Chengdu and Chongqing with qualitative method, and summarized the causes of price difference , including urban environment, urban economic development level and characteristics of urban social culture, urban development planning and the level of urbanization, urban construction and management, urban real estate development stage and policies and urban competitiveness, then gave the main reasons; the forth part used quantitative analysis methods to determine the major factors influencing house prices of two city and the factors were mainly from the third chapter. Then the paper used SPSS software to do factor analysis to determine the contribution of the factors and refine their impact which showed the main causes of price differences of two cities; the fifth part, according to conclude which educed form qualitative and quantitative analysis, it summarized up the main causes which brought inspire of the city's real estate development and the solutions of upgrading real estate development of Chongqing; the sixth part gave the summary and prospect, then pointed out the shortage of the paper.
